Investor Deals finds distressed properties and negotiates a contract to the lowest, feasible price.

Investor Deals contracts are written with the buyer being an entity with “and/or assigns.”

Investor Deals places the Property on the website, www.InvestorDeals.com, for investors to purchase the conditions and terms of the contract. YOU ARE PURCHASING THE CONTRACT THROUGH AN ASSIGNMENT OF CONTRACT. IF YOU ARE A REAL ESTATE AGENT WORKING WITH AN INVESTOR, YOU MUST BE PAID THROUGH YOUR BUYER, UNLESS OTHERWISE INDICATED.

The Investor Deals contracts are assigned to the investor through an assignment of contract of sale – See example in Investors Resources.

An Assignment of Contract of Sale is a legally binding document in the State of Texas. Investor Deals asks all investors to carefully consider the deal before signing any agreement on paper. If an investor breaks the assignment of contract of sale, he/she will be held legally responsible.

Investor Deals contracts are negotiated to the lowest feasible price; therefore, unless otherwise stated on the Property ad, bargaining will not be entertained.

Investor Deals assigns the contract for a stated assignment fee.

Investor Deals’ assignment fees will always be in line with the value of the deal, and as such, Investor Deals will not consider any discussion on the lowering of assignment fees.

Investor Deals, will to the utmost of their ability, provide the investor with the best market value of a property and/or the repair estimates. However, Investor Deals insists that the investor gets his/her own numbers. Investor Deals will give the investor their honest, experience proven opinion of after repaired value and repair costs on any property that Investor Deals is selling, but check out the numbers for independent verification.

If an investor decides to purchase a Property from Investor Deals, he/she must sign and return the assignment of contract, as well as place the earnest money with the specified title company, within 24 hours of Investor Deals providing the investor with an assignment of contract of sale.

The investor must also comply with all other terms and conditions of the contract, which will be provided in writing to the investor in conjunction with the assignment of contract of sale.

Unless otherwise stated, the investor must pay cash for Investor Deals deals, have a line of credit , a private/hard money lender or some other way to come up with the money for the contract price, assignment fee, repairs, closing costs and any other expenses that may occur with a real estate transaction.

Investor Deals likes to close deals fast. From the day Investor Deals assigns the contract to the investor he/she must close within 10 days.

Investor Deals’ assignment fees will always be payable upon closing and funding of the deal.
